Our new project, including the complete design of a mixed-use building with an underground garage, is located in zone 'A' of the Meden Rudnik residential district, Burgas. The building is expected to be completed in the summer of 2018.
There are 9 public premises planned for this building: industrial goods stores, fast-food restaurants, a bakery, two coffee shops, a beauty salon, training and children's centres. Offices will be located on the first and second floors of the building, and about 60% of the premises will be residential.
The underground garage provides 69 parking spaces. Vehicle access to the building is provided by the surrounding streets from north and south. Access to the underground car park of the building is via a two-lane ramp. From the south, the property is accessible both by car, from the adjoining street, and by foot.

With an underground garage divided into two fire-safety sectors: underground car park 1, with an area of 1,207.9 sq.m. and 43 parking spaces, and underground car park 2 with area of 674,47 sq.m. and 26 parking spaces.
The zones are separated from each other and from the other premises by walls with minimum fire resistance El 120 and fireproof self-closing doors with fire resistance EI 90. There are another 9 storage premises located on the underground floor as part of the flats, and a cleaner's room connected to the main staircase and the lift system of the building.
The Bistro can seat 46 visitors with a drinks buffet and a beverage storage room, a clients’ WC, including access for disabled, a kitchen unit, storage and service premises. An independent service entrance is provided for suppliers. There is a storage room for dry products, refrigeration room, preparation stations for meat, chicken, fish, vegetables and egg disinfection, hot station with equipment and sinks for kitchen utensils, washbasin, waiter's office, and a WC for the staff.
Public catering premises
The restaurant will cater for 34 clients with a hot-food display. There are storage premises for dry products and refrigeration, a preparation station for meat, vegetables, egg disinfection, hot food, washbasin, a WC for clients, including access for disabled, and a separate WC for the staff. An independent entrance is provided for suppliers. The project complies with the requirements for the flow and separation of the premises and the functional connections between them. An internal connection with the building is planned.
Different types of bread and bread products will be prepared in the bakery. There is storage for dry products, a refrigeration unit, disinfection of eggs, preparation of dairy products, sausages and an equipped work room for kneading, raising, filling and baking. There is a selling point for sale of the products. An independent entrance is provided for suppliers. The project complies with the requirements for the flow and separation of the premises and the functional connections between them.
Coffee shop – south
The coffee shop caters for 21 customers, with a drinks buffet, a preparation station, washing up facilities, storage room, WC for the staff, WC for customers, including access for people with disabilities. Deliveries are to be provided outside the opening hours.

Coffee shop – north
The coffee shop caters for 40 customers, with a drinks buffet, a preparation station, washing up facilities, storage room, WC for staff, and WC for customers, including access for people with disabilities. The deliveries are scheduled outside opening hours. An internal connection with the building is also provided.
Children's centre – an indoor playground
The capacity of the site will be for 20 children, a special games room, a waiting room and a WC with access for disabled people provided.
Main entrance to the building
It will have an entrance hall with special manned access with CCTV, with a WC. Vertical communication is provided through a staircase cell placed in a separate space and secured with a smoke-tight self-closing door, a small lift for passengers with a nominal load of 630 kg and a large one with a nominal load of 1,000 kg.
The beauty salon, which will be located on the first floor of the building, will consist of a beauty studio and a massage studio. There is a common area that will be used as a waiting room, there is also a hall for the hairdressing salon with two chairs, a cosmetic and massage studio with sinks provided in each room, a WC for visitors and staff, and storage rooms for consumables. The rooms are furnished according to the requirements of the specific field of services.
On the first and the second floor there will be offices, which will be two-, three- or four-room premises with reception rooms, kitchen corners, storage and toilet facilities.
On the third floor, there are 7 flats, 1 four-room flat and 6 three-room ones, and a two-room studio flat. All flats have storage rooms and there are two lifts and a staircase provided on the floor.
On floors 4 to 7there are 24 residential premises: 2 two-room flats, 2 two-room studio flats, 14 three-room flats, 3 four-room flats and 3 maisonettes.
