Here is how we designed a residential building in the Slaveykov Residential district of Burgas.

We would like to show you another building designed entirely by our team of professionals. The building has a building permit and is located in sq. 15 on the plan of the Slaveykov Residential district, Burgas. The total built-up area is over 4,600 sq.m., with seven residential floors, and parking provided entirely by a designed underground car park and an overground area for individual garages and outdoor parking spaces.

This technical investment project, located in the Slaveykov Residential district, Burgas, was prepared on the basis of a sketch with planning permission from the Burgas Municipality in connection with the investment intentions of the owners of the building and in compliance with an effective Detailed development plan and the Regulation and construction plan, approved by Decision No. 40-17/21 October 2010 of the Burgas Municipal Council.

Pursuant to the current Housing plan, the construction parameters in that zone are: height - up to 21.0 m, the intensity of construction coefficient - up to 3.0 m. Within the framework of the construction, architectural elements are provided, subject to the requirements of Art. 95, Para. 2 of Ordinance No. 7 of the Ministry of Regional Development and Public Works. According to Ordinance No. 1 on the Nomenclature of Types of Buildings, Art. 6, Para. 3, Letter 'c', the building falls into Category III - a high-level construction residential building.

According to the design, the building has an underground level, which includes an underground garage and storage premises, a ground floor with two shops for industrial goods and 10 garages. The residential part includes six standard residential floors and a usable terraced residential floor.

In order to provide the necessary parking space for each of the 47 flats, parking spaces are provided: in a separate garage, a parking space in an underground car park or an outdoor parking space within the building.

Transport access is provided by the adjacent street from the southwest. The underground garage is accessed via an open, one-lane straight ramp, and the courtyard, the garages on the ground floor and the parking spaces - through a strengthened, paved alley.

The building consists of:

- Underground floor

According to the design, it has 32 parking spaces and 9 storage premises. The common area is naturally airy and illuminated with an English courtyard.

- Ground floor

There are 10 separate garages, 2 shops for industrial goods, entrance to the residential building, separate staircase, 2 lifts and a common room, in accordance with Art. 38, Para. 8 of SPA.

- Standard floor – (1-5th) - flats Five two-room and two three-room flats. The storage premises of the two-room flats and the north-western two-room flat are provided within the flats, and the storage rooms of the three-room south-western flats are provided on the underground level. There is one flat for people with disabilities on the first floor.

- Flats on the 6th floor

At ground-roof elevation 15.00 and 18.00 m to a north-east side-setting, there are five two-room and two three-room flats. The storage premises of the two-room flats and the north-western three-room flat are provided within the flats, and the storage rooms of the three-room south-western flat is provided on the underground level.

- Terraced floor - flats

Four two-room flats and one three-room flat. Two of the two-room flats have their storage premises within the flats, and the other three flats have storage rooms on the underground level.

Vertical communication is provided through a staircase and two lifts, a small lift - for up to 400 kg, and a large one - 1,000 kg (accessible for wheelchairs). The staircase reaches all levels, it is placed in a separate cell and secured with a smoke-tight self-closing door.

A detailed survey plan was drawn up for the project to account for the displacement of the terrain within the project. A vertical planning plan has been prepared to connect the building to the ground level and the adjacent street.

The building is designed as a beamless construction without load-bearing external and internal walls. The roof is designed as flat, with only a 1:1 sloping roof provided just above the staircase.

The building is already under construction and is expected to be completed in 2018.ompleted in 2018.
